Ambergate, Busselton

The Ambergate North project is a planned residential land development located in Busselton.

The town of Busselton is situated approximately 220 kilometres south of Perth (the capital city of Western Australia). It is located in the Shire of Busselton which has a population exceeding 26,000 people, with this growth expected to continue for some years.

Located within the Margaret River wine region, it is one of the most popular holiday destinations in rural Western Australia and a premier seaside resort and coastal playground.

The Ambergate development comprises 140 hectares (within a broader structure planning area of 522 hectares), yielding approximately 1020 residential lots and will include a mix of residential development that will appeal to the wider residential market. The development will introduce an additional primary and high school to the existing education opportunities in the area to meet the growing needs of the local population with a strong focus on community facilities, environment and recreational opportunities, cafes and selected retail. The proposed Village Centre precinct aspires to create a new benchmark in urban development by offering a “point of difference” from its competitors, whilst also benefiting the community in a social context.

The site is currently used for cattle grazing, and was in fact and old RAAF site, where there remains a small quantity of World War II airport structures toward the southern boundary. The history of the land will be honoured through the development and adaptation of these existing structures recognising the site as a very important link to Busselton and the region's infrastructure.

We envisage the development to be a environmentally and socially sustainable and are investigating an array of options to ensure the overall site presents and satisfies the Lester Group’s sustainability objectives. Sustainability elements include bushland protection and enhancement, best practice water sensitive urban design and reuse strategies and energy efficiency opportunities through orientation and building design.

The development outcome will adopt the principles of “new urbanism” to assist in the creation of a new and vibrant community with a distinct character that is reflective of the Busselton coastal “village” feel, inviting new and existing Busselton residents to join the Ambergate North lifestyle.

Following further planning and approvals throughout 2008, it is expected that this project will commence construction during 2010. The project is being designed to high, modern standards and will be fully engineered to provide all modern residential requirements.
