RESIDENTIAL DEVELOPMENT

Our residential property development business involves the subdivision of broadacre parcels of land into residential housing lots. This process involves detailed planning in conjunction with the local government to deliver an attractive community for potential residents. The construction phase focuses on sewer, power, water and cable telecommunications to each house lot, as well as public open space and community facilities, service roads and contributions to major roads and bridges.

The Lester Group also develops residential apartments and townhouses. In addition to planning and constructing the dwellings, we establish landscaping and ongoing maintenance programs, as well as strata committees to ensure a smooth transition from construction site to home. Residential development projects have ranged in length from 12 months to 12 years.

Approach

Achieving a high level of return to stakeholders is the Lester Group's primary driver when undertaking a residential development project. Equally, we only buy land or enter into a project if we are proud to have the Lester Group name associated with the development.

This means creating profitable and socially acceptable residential environments. The Lester Group has built a reputation as a responsible developer that supports its projects with extensive community consultation and infrastructure.

Financing

The Lester Group works with a wide range of residential development funding and management arrangements. Each project is specifically structured to its own circumstances, which may involve government and non-government parties, sophisticated investors, vendors and/or venture partners. Alternatively, the project may be wholly owned by the Lester Group. The Lester Group manages each project and is always the largest, or at least an equal, shareholder.
